If you own a home in Westlake Village — or you've been thinking about buying one — you've probably noticed that prices here don't quite follow the same rules as the rest of Ventura County. While the broader county market has softened slightly year-over-year, Westlake Village continues to hold its ground and, in several key metrics, outperform. This week I want to give you a clear, honest picture of what's actually driving prices in this market right now — and what it means for buyers and sellers heading into fall 2026.
I just spent the past week showing homes in Westlake Village to potential homeowners. We looked at homes in North Ranch, Westlake and Lake Sherwood between $5m - $11m and something struck me as quite interesting. While viewing homes, we ran into several scheduling conflicts with other potential buyers in this price range. In fact, one home listed over $6m had 3 separate showings in one day! So there is high demand for luxury homes.
This coincides with other observations I’ve made about the market in general which is upgraded, move in ready homes are what people are looking for. If the home needs work or even if it’s tired looking, price is affected more than it used to be.

A few things stand out in these numbers. First, Westlake Village is appreciating at 2.8% year-over-year — notably better than the 1.7% decline we're seeing across Ventura County as a whole. Second, that 99.76% sale-to-list price ratio tells you that sellers here are not giving homes away. Homes are closing within a fraction of their asking price, and one in three homes is still selling above asking. Third, at 42 days on market, Westlake Village moves significantly faster than the county average of 51 days — meaning well-priced, well-presented homes are not sitting.
What's Actually Driving Westlake Village Home Prices
1. Limited inventory in a highly desirable community
Westlake Village is a master-planned community — it can't sprawl outward the way other communities can. With only around 34 active homes available in a recent spring snapshot, supply remains genuinely constrained. When the right home hits the market in the right neighborhood, competition follows. That supply ceiling is one of the most durable reasons prices here hold up even when the broader market softens.
2. The westward migration from Los Angeles
One of the most consistent demand drivers in Westlake Village over the past several years has been relocation from the Los Angeles area. Buyers priced out of — or simply burned out by — the density, traffic, and cost of urban LA have discovered that Westlake Village offers proximity to the 101 corridor, top-rated schools, and a genuine sense of community without the chaos. That buyer pool hasn't gone away. If anything, the normalization of hybrid work has extended it further.
3. Neighborhood premiums are real and consistent
Not all of Westlake Village is the same market. Prices vary significantly by neighborhood, and understanding those differences matters whether you're buying or selling. Here's a quick reference:

The typical Westlake Village buyer in 2026 is not a first-timer scrambling to compete. They're often move-up buyers, executives, or families relocating from higher-priced markets — many coming with significant equity or cash. That buyer profile supports pricing stability even when financing costs put pressure on other markets. It also means sellers need to present well: these buyers compare price per square foot, study days on market, and have extensive data at their fingertips. A polished, well-priced home earns their respect and their offer. A tired, overpriced one gets passed over.
5. Schools, lifestyle, and location remain irreplaceable
The fundamentals that have always made Westlake Village desirable haven't changed. The Conejo Valley Unified School District consistently ranks among the top districts in California. The lake, the trails, the proximity to the Santa Monica Mountains National Recreation Area, the walkable town center, the access to Malibu and the coast — these aren't amenities that can be replicated in other markets. And in real estate, irreplaceable location has always commanded a premium.

The market rewards preparation and precision. Homes in prime neighborhoods — Westlake Island, North Ranch, the lake communities — are still attracting competitive offers when they're priced correctly and presented well. Aspirational pricing is where homes go to sit. A professional CMA based on your specific neighborhood, not the citywide average, is the foundation of a strong listing strategy. If you're thinking about selling this fall, now is the time to start that conversation.
If you're buying
Westlake Village rewards patient, prepared buyers. Inventory is limited, but not absent — and in the current environment, you have more room to negotiate than you would have two or three years ago. The key is being pre-approved, knowing your target neighborhoods, and being ready to move when the right home appears. Homes that are priced right and show well still receive multiple offers. The advantage goes to buyers who are organized, not impulsive.

A few things stand out when you look at this side by side. Westlake Village is the only community outperforming the county average by a meaningful margin — up 2.8% while most neighboring cities are pulling back. Ventura is the only other market holding positive ground, likely buoyed by its coastal appeal and strong lifestyle demand from buyers seeking beach-adjacent living at a more accessible price point.
Moorpark's 5% decline is the most significant correction in the county and deserves attention in both directions. For sellers there, pricing strategy and presentation are more critical than ever — overpriced listings are sitting. For buyers, Moorpark represents real opportunity right now: a family-friendly, well-located community where you have genuine negotiating room that simply doesn't exist in Westlake Village.
Camarillo and Simi Valley are each down 1% — modest, orderly softening that puts both markets in "balanced with a buyer lean" territory. Neither is distressed. Both represent communities where well-priced homes still sell, and where buyers who've been priced out of Westlake Village or Thousand Oaks often find excellent value. Newbury Park, down 2%, sits squarely between those two groups — more softening than Camarillo, less than Moorpark, and still one of the most desirable family communities in the Conejo Valley.
The bottom line: where you own — or where you buy — within Ventura County matters enormously right now. A one-size-fits-all read on "the market" will steer you wrong.
