Ventura Real Estate | February 2021 Market Update

February 2021 brought Ventura a total of 15 closed sales ( a 21% decrease from January 2021) and had 17 expired listings (a 21% decrease from the previous month). More than likely, these homes left the market unsold, because they were overpriced, even for today's seller's market.
There were a total of 57 homes available for sale (a 5% decrease from January) with 18 of those being "new listings" (a 29% increase). Leaving us with a 2 month supply of inventory, being a 10% decrease since January,
February brought Camarillo a median price per sq ft of $573 (a 6% decrease), bringing in a median closed sales price of $980.000, (a 24% increase over last month) and the median list to sale ratio was at 97%, a 3% decrease.
A total of 22 single family homes went pending under contract in February ( a 38% increase over the previous month.
