Thousand Oaks is divided into 2 zip codes... this update is for the homes in the 91360 zip code.
February 2021 had only 15 closed sales and brought 45 new listings to the market (a 104% increase) compared to January 2021. This gave us a 2 months supply increase, providing 60 available listings, (a 50% increase from January).
However 124 homes left the market unsold (expired) which was a 359% increase from January. (more than likely these homes were overpriced...even in today's market).
The homes that did sell, sold on average at 100% list to sell ratio, (meaning most sellers got their list price!).
The Median price per sq ft increased by 16% coming in at $445 per sq ft, resulting in a median sales of $830,000 ( a 1% decrease) and then homes that went pending in february were at a median price of $799,900 (an 11% decrease from January.
