Newbury Park Real Estate | February 2021 Market Update
February 2021 brought a 50% increase of homes to the Newbury Park market compared to the previous month of January. We saw 45 new listings hit the market, increasing the number of available homes to 52 (an 8% increase). But this still left Newbury Park with a low 1 month supply of inventory, which was a 3%increase from January.
The average sale to list price remained steady. Even though there was a 1% decrease in the average price per sq ft at $389, the median sale price for a home in Newbury Park was $959,500 (a 20% increase from January 2021). However homes that went pending in February had a median price of $789,500, an 8% decrease.
For the month of February, Newbury Park had 32 sold listings (a 3% decrease). A whopping 180 homes expired or left the market unsold ( a 329% increase over the previous month). More than likely these homes were overpriced, even in today's seller's market.
